What Exactly Is A Short Sale, And What
Are Pre-Foreclosures?
A short sale is really our way of buying properties for pennies on the dollar. It’s a discount that we negotiate with the lender. We use a fabulous little tool Claude invented called: The Short Sale Submission Packet™, and with it…we are able to negotiate with banks and lenders and get HUGE discounts on loans in default.
Pre-Foreclosures are simply properties in default. The sellers have missed a few payments, and now the bank is starting the Foreclosure process.
This is totally different from buying Foreclosure properties at the courthouse steps. You are getting to these properties BEFORE it gets to that point.
How Does It Work?
It’s Easy To Understand The Way
We Break It Down For You
Let me break it down really simply for you…
- First you’ll find a motivated seller who is in Pre-Foreclosure and you’ll connect with the seller. (This is REALLY easy when you know how…)
- Second, you’ll take control of the property NO MONEY DOWN. (At this point you’ll actually OWN the property with no money down!)
- Now you’ll go to the bank and negotiate a Short-Sale. (A discount.) Banks have entire departments dedicated to working with you. They are called LOSS MITIGATION departments, and they need YOU to help them get these defaulted loans off the books, and so they WILL want to work with you…IF you can speak their language…and IF you can go through Claude’s checklist and submit a Short-Sale package that shows the loss mitigator how much money they will save by working with you...If you know what you’re doing (we’ll show you all of that).
- Finally, you sell the house for full price and you pocket the difference and CASH YOUR CHECK! (We have systems that allow you to sell your property within DAYS…for TOP dollar. It’s ridiculous when you see houses on the market for months and months…they just are unaware of these powerful marketing systems we use.)
Anyway, it really is THAT simple.
Now, there’s lot’s of little details (which are covered in great detail in our FREE training package)…but it’s really that simple.
An Example Of A Real World Deal
Let me show you what this would look like in the real world…
Let’s say you find a motivated seller who’s in Pre-Foreclosure.
The house is worth $200,000.00
Now let’s say they have almost ZERO equity and they still OWE $198,000.00
You now take control of the property and then contact the bank and negotiate a Short-Sale using our easy-to-follow system and the bank agrees to accept a payoff of $140,000.00
Which means, if you pay the bank $140,000.00 (using the end buyers money, like we will teach you) they will consider that payment IN FULL. (Don’t worry! You’re NOT going to have to come up with $140,000.00!)
NEXT…you turn around and sell the property quickly for $197,000.00…and my friend, you just made the difference between $197,000 and $140,000…which means YOU just banked a cool…
$57,000.00!
That’s off just ONE deal. That’s more than most people make in an entire year…slaving away at a job they HATE!
Sound impossible? It’s not.

Why On Earth Would A Bank Accept
A Discount On The Loan?
Remember, a Short-Sale is how we make deals with no equity work for us. (Deals that most other investors would PASS on because they don’t know what you’re about to learn. They are spending all their time trying to find those huge “equity spreads.”)
Anyway, this Short-Sale discount is how we create equity out of thin air.
It's simply a discount we are able to negotiate off the full value of the loan on the property.
I know, I know...it may sound insane that a bank would actually be willing to take a discount.
But there are very practical reasons they would rather do a Short-Sale with us, and get this defaulted loan off their books right away.
For example, did you know that when a bank gets rid of a defaulted loan, and it’s FINALLY off the books, it increases the value of their stock?
And did you know, for every loan in default, the bank is required to have a "cash reserve" set aside. And this is money they can't touch or do anything with...and many times it's a multiple of the amount actually in default.
So, in other words the more defaulted loans they have on their books, the less money they will be allowed to lend (Having a bunch of defaulted loans is almost like having bad credit for them.)
Anyway, there's a bunch of other reasons that it makes sense for a bank to do a Short- Sale...which you’ll hear Claude go over in detail on these training CD’s.
But basically, what you MUST keep in mind, is that when a loan is in default, the bank is GOING to lose money. It's not a question if they will lose money, just a matter of how much.
Your job is to show them how they will come out ahead by working with you, versus taking the property to the courthouse steps.
And remember this too…
Banks are in the business of LENDING money, not owning houses. They don’t want that property.
They want that non-performing asset OFF their books, and they want their money.
When you follow Claude’s easy, step-by-step Short-Sale system...the banks see that YOU KNOW what they know...and you also get to show them why doing a deal with you is the best option.
And in return, YOU get to create lots of equity in the deal.
Look, most of the banks even have entire loss mitigation departments dedicated to working with you. So they WILL work with you. It’s I their best interest to do so.
We’ll cover this in more detail in the CD’s…but for now, let’s move on…
